Capital broadened, luxury led, and scrutiny intensified

Indian real estate spent the month moving toward broader institutional funding, from proposed REIT reforms and expanding trust participation to major sponsor sell-downs and rupee-based borrowing. At the same time, premium housing drove growth plans while the Horizon IPO exposed investor caution and enforcement actions raised the cost of opaque or disputed projects.

The market therefore leaves the period with stronger capital-market channels but a sharper divide between premium demand and investor or regulatory confidence.
